Pynenburg & Collins Architects was engaged by Arrowtown Lifestyle Village (ALV) in 2018 to design and document the villas for their retirement village in the heart of Otago. ALV is a vibrant, inclusive community for residents aged 65+, set against the picturesque backdrop of the Southern Alps. Our role began in Stage 2 of the development and then extended to Stage 3 (2021-2023) and Stage 4a (2023-2025), delivering high-quality, functional, and beautiful homes that celebrate local materials and the architectural heritage of the region.

The scope of our work included designing and documenting various villa types. These homes were designed with an emphasis on future-proofing, accessibility, and community building. Stage 3 featured 20 villas, while Stage 4a, designed as the premium sector, comprised 12 villas. ALV had a clear vision: to create a boutique retirement community that would feel cohesive with previous development stages, while introducing designs that provided affordability, privacy, and accessibility. The brief called for homes that embodied the local Arrowtown heritage while offering a

modern, luxurious lifestyle for its residents.

The collaboration with ALV has evolved from a straightforward architectural service into a long standing working partnership. This is a testament to the value we have added in creating a cohesive

community identity for ALV.
